SANDTON MAIN ROAD REHABILITAION

Residents. This effort currently underway is just a very small start to an achievable goal of resurfacing Sandton Road and subsequently putting roads in all phases. 10 trucks of gravel took us this far today, more are scheduled to come and we need many many more as we gravel and compact to tar ready level. The goal is to ready the road for tar all the way towards Lomagundi road to where it ends in Phase 3. The beginning stretch from Lomagundi where there is still tar will need pothole patching with tar. We need everyone’s subscriptions to keep going. $40 / month being paid consistently by even 500 people is $20000 a month. We can do this….we CAN build our roads across Sandton. Summary Activities and Actions from SPHOA – DELATFIN TECHNICAL MEETING

Please find attached the final report from the above meeting held Tuesday October 30, 2023. The relevant sub-committee members involved in the various agendas listed herein can elaborate on their progress as we proceed.

REPORT BRIEF

Meeting with Eng. Panganai from Delatfin and his team was informative as we walked the flooded area and Bellwood. 2 other engineers from Manny Works contracted by Delatfin were also present. The images below are the Delatfin JCB working on the Main Road Drain with a commitment to release other equipment at their cost immediately for any graveling and compacting work needed if we buy and deliver material on the ground. E.g. raising the flooded area of the road and smoothing our rough areas right away while they work with our engineers to redesign necessary drainage and do that works. That’s work can start right away, it’s up to the association to just buy the gravel. Delatfin also agreed to our pothole patching works meantime but cautioned about the junction area as that needs consultation with the Main Roads regulator. (Chinhoyi Rd) At this time there’s seems to be no conflict in our mutual thinking and plans. They can give us equipment they have available to cut our hiring costs and we pay for our materials so works can proceed.

📌📌📌SPHOA ROAD REPAIRS TO BEGIN 1ST WEEK OF NOVEMBER📌📌📌 Fellow Sandton Residents, the rains are upon us. Our plan to improve our road situation has not changed and is completely dependent on your subscriptions to fund this cause. Planning will take us no where without the money to pay for the works. Some registered members have been making their monthly payments since July and many others have pledged for end of October to catch up, including payments of $500 each from Committe members. We thank you We will publish the detailed statement of available funds and bank statements with names of all who have paid and those who have yet to pay on October 31st. Regardless of what amount we have by October 31st, works will begin with whatever money is at hand. Your payments will determine how much work can be done. No one is coming to save us. If we want better roads in Sandton it’s on us to do something about it at the sacrifice of $40 a month per household. Below are the payment options for subscription payments and the link for new members to register to the association to join the cause if you are not registered. Those of you who are registered, recruit a neighbour to join. Let’s be the change we want to see.

ACCELERATION OF ROAD DEVELOPMENT INITIATIVE
————- Good morning members, Following our engagements with Zvimba to inform them of the existence of our Home Owners Association and Roads Development initiative, we held a meeting as the executive committee with the purpose of accelerating our road development efforts prior to the rains. To show commitment to this cause, and encourage all homeowners to make payments, each executive member has committed to making a bulk advance payment of $500 by August 31 towards their monthly subscription to mobilize development. We are asking all residents able to make a bulk payment of ANY amount to please add their name and pledge to this list below so we can budget for works starting September. All bulk payments will be credited to your monthly subscription account as advance payments accordingly so you are paid up ahead. Please add your name with any bulk amount you’re able to pay by August 31 to contribute to the mobilization fund for road construction. INITIAL AGENDA:

  5. Issuing Reports and Statements of the SPHOA Trust account in compliance with the regulations of the law society subject to independent audits.

We are encouraging every resident to start preparing to make the monthly payment as this will help us to start working on our priority projects below:

INITIAL DEVELOPMENT PRIORITIES

  1. Opening, clearing, correcting drainage system for the whole area of Sandton before the rains to preserve subsequent road works.
  2. Grading / repairing road potholes to ensure smooth flow of traffic most immediately. Tarring to be explored once monthly revenues can sustain tarring operational costs.
  3. Building a boom gate at the main entrance in order to control traffic, verify subscriptions from all road users to ensure revenues and to protect further road developments.

Meanwhile the association representatives are frantically working to get clearance from council in order for us to start our projects before rain season come. Your usual support is greatly appreciated as we strive to develop our community.

Good morning fellow residents. As we continue the Owners Association membership registration drive, we have extracted some comments and questions in conversations across the various groups regarding this new initiative, and wish to share the answers we compiled with you all.

One point to clarify, this new Association and Executive Committee formed by adoption of a brand new Home Owners Constitution is completely independent of the old Association. This is the first constitution to be adopted for Sandton Home Owners ever.

The old committee has given us its blessing to take over and legal processes to dissolve the old entity are in discussion for actioning.

SUNDAY APRIL 16, 2023 | MEETING UPDATE & RESOLUTIONS

Meeting held Sunday April 16, 2023 @ Bellwood School

The summary of the meeting held on Sunday is as follows:

– Constitution unanimously adopted by all members present  (18 members) + 1 Legal

– This Sunday meeting therefore constitutes the First AGM of the newly formed Sandton Park Home Owners Association

– Further refinements of the newly adopted constitution to be conducted by registered member vote at meetings to be called as needed over time.

– New Executive committee elected by members present.

– Position of Treasurer left vacant at this time until a qualified Bookkeeper / Accountant designate can be vetted and appointed.

– New name for the association to be SANDTON PARK HOME OWNERS ASSOCIATION (SPHOA)

ADDED AMENDMENTS

1. Clause 11.1 Vice Secretary added

2. There shall be 5 committee members where 3 of them shall be residents from each phase to ensure matters of all phases are heard. These 3 shall be appointed by the elected Executive Committee members and they shall be representatives of Phase 1, 2 and 3 Sandton
